Custodian I – H.V.A.C. Technician
District: Windsor Locks Public Schools 
Department: Facilities & Maintenance

Summary
Assumes responsibility and/or management for maintaining the physical plants in a condition of operating excellence. Also assumes responsibility and/or management for security/maintenance to provide clean and functional buildings and grounds. This is a custodian plus trade license stipend position. The stipend is based on twelve (12) months of service.
 
ESSENTIAL DUTIES, FUNCTIONS AND RESPONSIBILITIES: 
  • Supervises and participates, when necessary, in the general cleaning of the school building: offices, corridors, classrooms, toilets, non-instructional and instructional areas. 
  • Performs groundskeeping in assigned/designated grounds areas including grass cutting, weed whacking, raking, leaf blowing and removal, tree trimming, flower planting, sweeping, weeding and the like, to maintain the school grounds in a safe and attractive condition. 
  • Performs snow removal including shoveling, plowing and/or sanding/salting walks, driveways, parking areas and steps, as appropriate. 
  • Maintains all safety and code requirements of the State, local and Board of Education guidelines. 
  • Conducts an ongoing program of general maintenance, upkeep and repair. 
  • Repairs and maintains all types of air conditioning and refrigeration units. 
  • Repairs and maintains all oil and gas boilers, furnaces and steam generators. 
  • Repairs and maintains air handlers, condensing units, ventilators, exhaust units, radiators, and any other heating, cooling, or air moving device. 
  • Performs regular preventive maintenance and boiler water treatment programs for all heating and air conditioning equipment. 
  • Monitors and coordinates control panels and thermostats of all systems (including pneumatic and digital) to maintain a comfortable working environment for occupied areas.  
  • Familiar with energy management systems and energy efficient procedures. Operates/oversees the energy management system daily to ensure appropriate climate in all areas of the school buildings.  
  • Utilizes the IncidentIQ work order platform in order to thoroughly complete and sign off on all delegated work order assignments within the system. 
  • Utilizes the Electronic Facilities Calendar daily to ensure all events/meetings on the schedule have their locations appropriately cooled/heated during all events, and that all events are appropriately serviced with setups, etc. 
  • Keeps an inventory of supplies, equipment, and repair parts on hand, and orders needed replacements as needed to maintain fluent operations of H.V.A.C. equipment.  
  • Installs and tests new equipment and oversees any H.V.A.C. related installations done by outsourced contractors to ensure proper and completed work.  
  • Provides input to budget, both short and long term, as requested.  
  • Responds to emergency situations in school buildings such as power failure, plumbing, heating or vandalism.  
  • Performs other duties as appropriate and required.

EDUCATION AND/OR EXPERIENCE: 
High School Diploma or General Education Degree (GED).
Completion of accredited Connecticut Trade School for H.V.A.C. 
Five (5) years' experience performing H.V.A.C. duties. 
Building automation system experience required. 
 
CERTIFICATES, LICENSES, REGISTRATIONS: 
Valid driver's license with safe driving record. 
Must have State of Connecticut contractor or unlimited journeyman H.V.A.C. field trade license. 
 
Hourly Pay Rate: In accordance with custodial contract, competitive benefits.
Hours of Work:  Monday through Friday, 1:30pm - 10:00pm
